For many the worst part of selling your home is the numerous interruptions to you family life for showings. The process goes like this: You will receive a phone call from Centralized Showing Service requesting your approval for a Buyer's Agent and their client(s) to view your home. You will scramble to do some last minute tidying and rush out the door to give the potential Buyers space so they can take their time experiencing life in your home. It’s important to remember that the right buyer could come along at any moment. As a seller, you need to be ready to show your home any time of day, any day of the week. That means keeping the house clean and uncluttered at all times. It also means being ready to leave at a moment’s notice to give the buyer comfortable and uninhibited access. To prepare for the unexpected, have some ideas ready of places to visit and spontaneous ways to kill an hour or two.
We have included some tips on this page to make your life easier. We also want to issue a WARNING. Use common sense in storing valuables. Valuables that can be prone to theft are:
- Jewelry
- Firearms (place in safe or remove from property)
- Laptops
- Technology devices
- Prescription Drugs (the hassle with your insurance company to replace could impact your ability to refill)
We have never had a theft issue with any of our listings and we don't want you to be the first. This is not intended to scare you, but to simply implore you to practice common sense and eliminate temptation.

What is CSS?
Centralized Showing Service (CSS) is the nation’s premiere residential real estate showing service. CSS provides a single phone number in each market we serve for all real estate agents to schedule showings for their buyers. Having one phone number to call is far more convenient for all agents in the area. CSS is also open 51% longer than traditional real estate offices. Our hours are 8 a.m. to 9 p.m. Monday through Sunday (local time). Additional hours, better efficiency and more convenience may mean more showings and additional prospective buyers which can then turn into faster sales! Combining exceptional personal service with our state-of-the-art website, and our CSS Mobile App, provides busy agents with the productivity tools they need to remain connected to their showing activity 24|7|365, from anywhere.
Is CSS Secure?
CSS uses the
Showing Code verification system for secure showings in many markets. Showing Codes ensure that only authorized REALTORS can conduct showings on CSS listings.
What is Text2Approve?
This feature provides sellers added convenience by allowing them to receive text messages on their mobile phone when their CSS listed property has a showing request. Upon receiving the text message, sellers can respond back with
YES or
NO to setup or decline the showing. That is a simple, convenient and time saving courtesy that sellers appreciate.
